VACATION RENTAL TERMS AND CONDITIONS

This vacation rental contract is a legal agreement between The Sweet Tangerine at Hardin Gardens LLC and you, the Renters (also referred to as "Tenants" and "Guests". This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Homeowner. The Homeowner will notify the Renters by email or written mail when their reservation is accepted.

Method of Payment:
Reservations for the Sweet Tangerine can be secured via Online Registration with  Visa, MasterCard, Discover or American Express.

Cancellation Policy:
Cancellations must be made at least one week prior to arrival to receive a full refund. Late cancellations will receive a refund only if the cottage is re-booked. All cancellations are subject to a $35 service fee.

Check-Out and Check-In times:
Sweet Tangerine guests must check-out by 11:00 AM. Guests that do not check out prior to 11:00 AM will be charged an additional $100 per hour in 20 minute increments. Guests may check-in after 3:30 PM. We can not accommodate check-ins after 10:00 PM. If your arrival is delayed for any unforeseeable reason and you can not arrive before 10:00 PM, you must call prior to 9:00 PM to make arrangements.

Housekeeping:
We respect your privacy, and wishes to be on a "vacation schedule", so we do not intrude with daily housekeeping in The Sweet Tangerine.  If there are any housekeeping issues with the cottage when you check in please make us aware of them immediately, not at the end of the stay, so we can remedy the situation (no discounts will be given).  No daily maid service is provided unless you specify before you arrive that you would like extra housekeeping, which is available for an additional fee of $45 per day.

Occupancy:
The Sweet Tangerine has a three person maximum occupancy

Quiet Hours:
The Sweet Tangerine is located on a family farm. Quiet hours are 10:00 PM until 6:00 AM.

Children:
Children are the direct responsibility of their parents or caretakers and are never to be left unattended outside of the cottage and its adjacent yards.

Cleaning Policy:
Guests are responsible for leaving the cottage in good order and are required to complete the following before check out.

• Return furniture to original locations.
• Wash and put away all dishes.
• Wet towels left in bathtub or hamper
• Gas grill cleaned (if used)
• Remove all trash from cottage.
• Place trash in sealed plastic bags in proper receptacles. 

*Failure to complete the above will result in an additional $45 cleaning fee.

Livestock
For the enjoyment of our goats and our guests, healthy snacks will be available for the goats and sheep. Do not feed the animals anything other than pre-approved treats. Do not tease or scare the animals.

Special Occasions and Events:
The owners of the Sweet Tangerine want our guests to enjoy their stay in our cottage to the fullest, and we understand there will be times when our guest would like to have small events at the Sweet Tangerine. However, because the Sweet Tangerine is located on a working farm with livestock and machinery, guests must request permission for such events and the owners reserve the right of final approval. Pets:
We love animals. However, because we are a working farm with livestock and produce, the Sweet Tangerine does not allow pets.

Smoking:
Smoking within the cottage is prohibited. Smoking is allowed outside.

Parking:
The Sweet Tangerine has parking for up to three vehicles. If for any reason, you require parking for more than three vehicles, you must contact the owners at This e-mail address is being protected from spambots. You need JavaScript enabled to view it .

Telephone and Internet Services:

The Sweet Tangerine provides a phone that allows unlimited local and nationwide long distance calls (including Canada and Puerto Rico). International calls are not included, and will be charged to your credit card. The cottage also has wireless Internet access for no additional charge. Instructions on how to access the wireless network are provided.

Campers/Motor Homes/Tents:
Campers, motor homes and tents are not allowed.

Personal Items:
The owners of The Sweet Tangerine are not responsible for items that are left behind by our guests, but if the item is found, we will be happy to ship the item C.O.D.

Disclaimer:
Homeowners are not responsible for any personal injury or loss or damage to tenants' property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, accidents related to fire, heaters, stoves, or any unforeseeable circumstances.

Under no circumstances will tenants or their guests hold the owners of the Sweet Tangerine  responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.This agreement and disclaimer applies to Renters and all guests in the Renter' party.
